House Setting Problems

Good evening,
i play with my friend in daoc ad i have an house with him.
He buy it and set me as "co-owner". Now he don't log in from lot of time, but i can't set permission and have problem with hookpoint too...
Ther's a fix for set me like a "co-owner"?

The House is 2287 in Arothi Midgard.

I have also had issues letting anyone other than the house owning account use hookpoints. It seems to be outside the scope of all of the types of permissions. Have also been unable to enable it on the guild house outside of Guildmaster, regardless of /gc rank permissions or house settings.
